You have to take your own personal situation into account. Take a good, hard look at your finances. If you’ve paid off all of your non-home debt, you’re sitting good. Ask yourself, “Can I actually afford the move?” It is indeed exciting, but it comes down to dollars and cents. Do you want professional movers, and things like that.

Get a free Comparative Market Analysis (CMA) from your agent

A comparative market analysis is an evaluation of similar, recently sold homes that are near a home intended to be bought or sold. They establish the current market value of the home and are prepared by real estate agents- like myself. Note:  CMA is not the same as an appraisal; those are performed by licensed appraisers like Gatzke Appraisal or Hansen & Gabel Appraisals, Inc. in Brookings.

Be willing to work hard

If you’re selling your home in the as-is condition, be ready to put some real hard work in. A total remodel isn’t necessary and can cost a lot. So, focus on smaller, targeting projects like curb appeal. Studies show your front entry door and garage door are the main things a potential buyer sees first; thus, begins their overall feeling of your home.
